Your Responsibilities as A Landlord


Any homeowner can become a landlord. There is no formal schooling in becoming a landlord. As soon as you open your home for rent, you automatically become the one. However, the only question is how you can become a good landlord to your tenants. To become one, all you have to do is to know what your responsibilities are.

It does not mean your homes are already in the custody of your renters, you are already freed from it. As a landlord, your connection with your renters does not only end in receiving the rent or mitigating complaints. You have several responsibilities to fulfill all throughout the tenancy period. Therefore, if you want to become a landlord, these are the basic responsibilities you will be fulfilling.

- You have to make sure the rental property is in a livable condition. This means before you have opened it for rent, any health and safety risk must be eliminated. The place should also meet sanitation standards. To be sure that it is livable, you can have it inspected. Moreover, if the property was previously rented, never fail to clean the place up and fix what’s broken, before you put up the for rent sign. Besides, this is a practice you have to maintain for as long as you have a renter.

- You have to make actions when your renters have a complaint. If there are damages to the property or defects as an effect of the normal wear and tear process, you need to respond immediately. If you refuse to take actions, your renters can fix the place up and demand for reimbursement. Or else, they can deduct the repairs from the rent.

- Whatever you promised to give to you renters, you shall give. You must do this religiously, especially if it is placed in writing. If it is in writing, it is legally binding. Therefore, if you said you would pay the utilities expense, then you should do it. Do this so as they can be assured of water, electricity and other utilities as long as they occupy the place.

- When the tenancy period ends or if the renter plans to move out at the end of the month, it is your responsibility to return the security deposit. However, you can deduct any expenses you incurred from the damages inflicted by the renter to your property. When you return the security deposit, make sure you do it within a reasonable time.

- It is your responsibility to give notices to your renters, in case they violate something. If after several verbal and written notices, they have not corrected their acts, then you can seek help from the court and do the eviction process.

Being a landlord is an easy task. Just as long as you stick to your responsibilities and just as long as you do your part, you can be assured of constant income at all times.
