<p>If you rent a house then you are likely to have things that are worth money to you such as a TV, computer or furniture. If you get robbed then you could lose it all. Your landlord will almost never insure you against robbery and if you have no cover yourself then you could be out of pocket thousands of dollars. Insurance companies have clued onto this and now there are loads of Australian insurance companies offering insurance to renters. This is a good thing to all renters as the more companies vying for your business then the better the products and prices will be.</p>
<p>If you rent a house or have an investment properly that you lease out then renters insurance or landlord insurance could be just the thing you need. Don&#8217;t let unforeseen circumstances cause you financial pain; mitigate your risk with insurance.</p>

<p>Let&#8217;s take a look at the different ways you can make more money by paying less taxes.</p>
<p>Mortgage Interest Payments: Any interest you pay on a loan to purchase or improve a rental property can be deducted from your income.</p>
<p>Credit Card Interest Payments: When you use your credit card to pay for rental expenses, you may deduct the interest that you are paying on your credit card charges.</p>
<p><span id="more-77"></span></p>
<p>Property Depreciation: Most investors know about this one.   The building on your property will only get older—not newer.  So eventually, it will wear.  IRS Tax Code allows a landlord to deduct a certain amount of income resulting from the building value depreciating (since it is getting older over time and, theoretically, will need to be replaced).</p>
<p>Repair Costs: This is pretty straightforward.  Examples include replacing broken windows, plastering, fixing gutters, repainting, etc.  These costs can be deducted.</p>
<p>Travel Costs: As long as your travel (local or long distance) is rental related, then you can deduct these expenses.  Going to the hardware store to buy repair supplies is okay.  Driving your kids to daycare is not okay, even if you slapped on some sort of magnetic sign.</p>
<p>Office Space:  This includes Home Offices.  Actually, you can claim any workspace you use to handle your rental business, including a workshop or storage space.</p>
<p>Employee Costs: Do you pay someone to handle some tasks for your rental business?  You get to deduct these expenses from your taxes.  This includes money that you pay for their worker&#8217;s compensation insurance and any health insurance to buy for them.</p>
<p>Subcontracting Costs &amp; Professional Fees: Did you pay someone to make repairs to your rental property?  Did you pay someone to give you legal or accounting advice?  No matter the service, as long as it is related to your rental business, you get to deduct these costs from your income.</p>
<p>Insurance Premium Costs: You can deduct any money you pay for insurance that you have to cover the rental property, including fire, theft, and any other incidentals.</p>
<p>Property Casualty:  Hopefully, you covered yourself with insurance.  However, some or all of the value casualty that your property suffers from fire, earthquake, tornado, flood, etc. that is NOT insured can be deducted from your taxable income.</p>
<p>You need to be careful.  You may not be eligible for some or all of these tax benefits if you rent to a family member or a friend.  For this and anything else, you will need to consult a tax professional.  This author is not an enrolled agent and is not advertising as a tax professional.</p>

			<content:encoded><![CDATA[<p>With Many home owners deciding to rent their homes out instead of selling The Money Centre has provided a list of top tips to help landlords stay within the law.</p>
<p>The top tips to renting out your property are:</p>
<p>Speak to your lender &#8211; your mortgage lender needs to know you are renting out your home. Some lenders will allow this but the majority won&#8217;t. Speak to a buy-to-let mortgage broker such as The Money Centre who can help you change your mortgage over to a buy-to-let mortgage to be on the safe side.</p>
<p>Insurance &#8211; you need specialist landlords insurance on your property when renting your property out to tenants, at least buildings if not contents as well should you have it rented out furnished.</p>
<p><span id="more-104"></span></p>
<p>Tenancy deposit scheme &#8211; this is now a legal requirement. For all tenancy agreements that started on or after the 6 April 2007 landlords are required to protect their tenants&#8217; deposit using one of the Government Authorised schemes. Within 14 days of receiving the deposit, the landlord is required to inform the tenant of how it is protected. There are three schemes to choose from.</p>
<p>Gas certificate &#8211; this is a legal requirement. You will need a new Corgi certificate each year, a copy must be left with your tenants for their records. Contact a certified Corgi registered gas engineer.</p>
<p>Energy Performance Certificate &#8211; effective from the 1st October 2008, landlords will have to make an energy efficiency performance certificate available to prospective tenants as part of the lettings process.</p>
<p>The certificate, which will be valid for 10 years, rates the energy efficiency of a property on a scale of A-G, and makes recommendations for improvement. The most energy efficient homes are in a band A.</p>
<p>Landlords will not be under any obligation to follow any recommendation in the EPC or carry out work in improve the energy efficiency of their property. However, it is worth considering that tenants may use the certificate to help them choose which property to rent, making higher rated properties more desirable.</p>
<p>The EPC is required by law when a building is constructed, sold or put up for rent. EPC&#8217;s can only be produced as a result of a survey by an &#8216;accredited&#8217; Domestic Energy Assessor. They are used to collect standard information on the property including its size, how it is constructed and its hot water and heating systems. There are a wide range of companies qualified to produce EPC&#8217;s.</p>
<p>Tax return &#8211; as a landlord you are now running a business, you will need to complete a tax return. Any good accountant should be able to advise you and help you with the paperwork involved. Inland Revenue can come after you years after you may have stopped renting the property or even sold it so don&#8217;t forget this tip!</p>

<p><strong>Rent defrayals</strong></p>

<p>The landlord’s rights include gathering rent defrayals from your renters upon the due date. 			<content:encoded><![CDATA[<p>The Gas Safety (Installation and Use) Regulations 1998 set out the duties of landlords in order to make sure that gas appliances, fittings and flues provided for tenants&#8217; use are safe.</p>
<p>As a landlord you are responsible for the safety of your tenants not only because of your legal duty, but also because of the dangerous risks associated with carbon monoxide. Your duties apply to the majority of tenancies where the lease is less than seven years and holiday lets are included.</p>
<p>According to CORGI, landlords who have breached gas safety laws and in doing so have put lives at risk have recently faced stringent sentencing in the courts. It is hoped that this will eventually put an end to illegal gas work and will minimise the fatal consequences associated with it.</p>

<p>As a landlord you have a number of guidelines to adhere to under the Regulations as follows:</p>
<p>Gas fittings and flues must be safely maintained</p>
<p>All installation, maintenance and safety checks must be carried out by a CORGI Registered Installer</p>
<p>An annual safety check has to be carried out on each gas appliance or flue by a CORGI Registered Installer and this check must be carried out within twelve months of the start date of the lease unless the appliances are less then a year old in which case the check must be undertaken 12 months after the installation date.</p>
<p>A record of each safety check must be retained for two years.</p>
<p>A copy of the current safety check record should be issued to each tenant within 28 days of the check being completed, given to a new tenant before they move in or displayed clearly in a holiday let property.</p>
<p>Any gas appliance left by a previous tenant must be checked for safety or removed before the next tenant takes occupancy.</p>
<p>You are not responsible for any gas appliance owned by a tenant and the flue or chimney attached to it, neither are you responsible for any appliance used in a non-residential area of the property.</p>
<p>An annual gas safety check does not constitute a service, and vice versa. In order to abide by the law and to provide the utmost in safety for tenants, both need to be carried out on an annual basis.</p>
<p>Only CORGI registered installers are allowed to carry out gas safety checks so make sure you check the credentials of your engineer. This means checking the photo ID card that shows the business&#8217;s CORGI registration number and unique operative id.</p>
<p>As a landlord you have important responsibilities and these are set down in order to prevent accidents and deaths. By abiding by the Gas Safety Regulations you are adhering to your legal duties; by making sure that your property is a safe place to live for your tenants and by doing extra things like installing a carbon monoxide alarm for example, you are taking care of your moral duties. Gas safety saves lives so make sure you do everything you can to make your property safe.</p>
